从2010年初4月份的“新国十条”调控政策以来，国内住宅市场就进入了漫长的市场盘整期，在政策和市场的双重压力下，住宅投资前景预期不甚明朗，房地产市场住宅唱主角戏的局面逐渐开始改变，国际资本、国内大型房地产的投资倾向、发展方向正在发生战略性变化，房地产开发商逐渐把商业地产作为重点业务来抓，重要的房地产企业也都基本上介入了商业地产领域。
据国家统计局数据显示，2010年1-10月全国商品房销售面积7.24亿平方米，同比增长9.1%，增幅比前三季度提高0.9个百分点。其中，办公楼增长26.6%，商业营业用房增长34.5%。1-10月，商品房销售额3.70万亿元，同比增长17.3%，增幅比前三季度提高1.4个百分点。其中，办公楼和商业营业用房分别增长52.3%和47.1%。
商业地产从“陪嫁的丫头”，成为现在“抢手的新娘”，商业地产商品也逐步成为越来越多投资客和开发商的避风港，2011年将成为商业地产大展拳脚的一年。

Summit Introduction
The domestic residential market has entered into a long depression period since several control policies validated from April this year. The leading role of residential market began to change gradually in China. We can see very clearly that more and more international capital; domestic large-scale property developers have changed their development strategy in which they put commercial real estate as their next key business sector. With the strong support of commercial real estate authorities home and aboard, “Asia Pacific Forum on Commercial Real Estate Cooperation— China 2011”will be held on May 24th – 25th, 2011 in Shanghai.
